Beware, if you contact the listing agent you are talking to the seller's agent and you need your own representative. You need a Buyer's Agent who will represent your best interests to help you get the best possible terms.

If you negotiate directly with a Seller's Agent you must sign a Full Disclosure document because it is a conflict of representation. It is difficult to represent them both without being disloyal to one or both.
